P2P (Person to Person) lending is a financial practice in which individuals provide loans to other individuals directly, without using banks. Such loans are taken out when money is needed quickly, within 1-2 weeks. The borrower does not take out a loan or mortgage from the bank because it takes too much time and the money is needed right now. Real estate is pledged as collateral. You act as the bank, and the home owner acts as the borrower.
For example, a realtor saw a house at auction at a good price and wants to buy it for further resale. But taking out a mortgage will take him 2-3 months and the house will go away, so he needs the money urgently.
Or another example. The father was organizing a wedding for his daughter, but there was not enough money for the organization, since all of it was in the business turnover. So he looked for a short-term loan for a few months. After the wedding, the loan was returned.
WCF (Working Capital Finance) is a financial practice in which individuals provide loans to small and medium-sized businesses directly, without using banks. For a short-term period with an interest rate of more than 20% per annum. An unsecured loan of up to £100K is available to UK businesses with a good credit rating.
This investment is somewhat similar to P2P Credit, only the borrower will be not a person, but a company. It borrows money from you for a short period of time at a high interest rate as working capital. For example, the company Metron LTD entered into a lucrative contract for the supply of metal structures. Under the contract, they receive the bulk of payment after delivery of all goods.
The company needs additional working capital to purchase materials. The bank will not give a loan because the amount of funds is too small and the term is too short - the bank is not interested in it. The company is ready to overpay for a quick loan because it will earn significantly more on the contract.

BRIEF DESCRIPTION OF P2P LENDING USING THE EXAMPLE OF £200,000
John from Manchester saw a house at auction for a great price. He wants to buy it, renovate it and resell it. But getting a loan from a bank takes a long time - 1-2 months, during which time the house will be sold. John urgently needs money. He goes to a broker who deals with P2P lending. And he takes out a loan from a private person at a high interest rate. John is willing to overpay because the benefits of buying a house will outweigh all the costs. This is what this type of investment is based on.

Conclusion of an agreement with the borrower
Repayment of a credit
You decide to invest £200,000 in P2P lending. We enter into a corresponding agreement with you.
The lawyer is preparing a contract between you and John. He also checks that the house is not encumbered. John takes out a loan from you for 1 year at 1.2% per month (14.5% per annum). Our fee for the work done is 2% of the transaction amount. That is, in the end your profitability will be 12.5% per year.
A year later, John repays the loan and we help you finance the next borrower.
Step 1
Step 3
Assessment
Search for a borrower
An appraiser comes to John and evaluates the property to understand its real value. The price of the house is £280,000. According to the contract, the house is valued at a 30% discount, that is, its estimated value for the loan is £196,000.
We find you a borrower that meets your criteria (in this example, this is John).

Step 5
Step 4
It is important to know
If suddenly John is unable to repay the debt, then within a month the lawyer will register his house in your name, which was pledged (and was registered with a 30% discount). In this case, the house can be sold quickly, within 3-4 weeks, with a 15% discount. Then you will earn 15% on the sale of the house.
Or wait and sell at full price, then you can earn 30% on the sale. In any case, you will earn on the difference, since the house cost you at a discount. Or you can keep it and rent it out.
